Offering turnkey construction of townhouses, many companies also equip the surrounding area. As a rule, the plan for such work provides for a backyard with a recreation area, a small garden, and a barbecue area. Each home has a separate entrance and contains a garage for one or more vehicles.

The popularity of the townhouse as a modern type of housing is explained by the following factors:

In what form is the construction of townhouses proposed?

  • Linehouse - this type is distinguished by its linear structure and layout, located in a straight or broken line. The interior layout is predominantly rectangular. In total, one row contains from 5 to 10 houses, each of which has access to the street and backyard.
  • Quadrohouse is an eco-comfortable house with 4 multi-level apartments, which are located in the corners. Residential rooms are located near the external walls, non-residential ones are located next to neighbors.
  • A twinhouse or duplex is a residential building for two families and belongs to the category of the most comfortable. This type of layout is usually preferred by separated families - adult children and their parents who want to live separately near each other.

The specifics of choosing a suitable format depend on the wishes and financial capabilities of buyers. For those who want privacy, a duplex is perfect. If you have a limited budget and the need to expand your social circle, it makes sense to consider housing options in quad houses or line houses.

How deep should the foundation be?

In Kyiv and the Kyiv region, the depth of soil freezing (according to various sources) is from 0.8 m to 1.2 m (depending on the type of soil and the geographical location of the site).

Based on this, it is necessary to make the foundation below the freezing depth (at least 15-30 cm).

An accurate calculation can be made by an architect after studying the geology of the soil (which, in turn, is done by a geologist).

But according to the average standard, they dig 1.2 m deep, where they make a compacted “cushion” of sand and crushed stone (on average 15-20 cm), on which they already make a foundation 1 m deep and about 40 cm wide.

The type and depth of the foundation is influenced by:

  • soil type
  • what materials will the house be built from?
  • ground water level
  • presence/absence of neighboring buildings
  • relief of the site
