How to correctly estimate dismantling costs

20-10-2025

How is a demolition estimate formed?

Specialists who provide services of this type must first draw up an estimate. When forming it, the type of dismantling (full or partial), the type of materials and equipment used, payment to employees, the complexity of the service, as well as the costs of garbage removal and unforeseen expenses are taken into account. To some extent, it also has an impact on the final cost and time of completion of the work. The estimate is drawn up in the form of a document that has a section on the specification of the work, cost calculation and signatures of the parties. Maintaining accurate calculations involves the use of special design documentation and an estimate and regulatory framework.

The main stages of forming an estimate are as follows:

  • Analysis of design documentation. Specialists study drawings, plans and specifications, measure the surface area for accurate calculations.
  • Determination of the scope of work. At this stage, the features of the structures of systems and surfaces are considered.
  • Selection of materials and equipment. Specialists select the necessary equipment, tools and materials.
  • Calculation of labor costs. It is carried out on the basis of the regulatory bases established by law. In this case, the number of workers involved and the time for carrying out the work are taken into account.
  • Calculation of costs for the disposal of construction waste. The volume of waste remaining after the dismantling process is assessed, and the amount for the costs of their removal and disposal is determined.
  • It is imperative to make a reserve for unforeseen expenses in case of unexpected situations. When drawing up the document, the purpose and scope of the work are described and each type of work is described in detail, indicating the units of measurement and cost.

How much does it cost to dismantle an object?

The estimate is formed at the stage of concluding a contract with the customer so that the client can immediately see the scope of work and its assessment. When ordering such a service, you can count on the arrival of workers to a specific facility and resolving issues related to the place of disposal, as well as packaging and containers for loading garbage. The estimate indicates a column with the name of the work with units of measurement and cost. Usually, dismantling work is estimated based on 1 m³. Depending on the type of building, the approximate price list for the current year is as follows:

  • mechanized industrial dismantling - 1400 UAH;
  • dismantling of a brick house - 1400 UAH;
  • wooden house - 1300 UAH;
  • apartment building - 1450 UAH;
  • dismantling of a building made of block materials - 1300 UAH;
  • outbuildings and utility buildings - 1250 UAH;
  • premises after a fire - 1250 UAH.

When calculating the budget for partial dismantling, the following indicators should be taken into account:

  • removal of the roof - 150-300 UAH
  • floor and ceiling - 100-200 UAH;
  • partitions and walls - 90,300 UAH;
  • foundation and basement - 1,200-3,600 UAH.

Removal of interior cladding will cost from 25 to 120 UAH. As an additional commercial offer, specialists can provide services for preparing the premises for partial dismantling, removing plumbing fixtures and removing construction debris, including loading operations.
