Repairing the facade of a house: what you need to know


The materials used to decorate the facades of houses simply wear out over time. The only correct solution in this case is to carry out cosmetic or major repairs to the finishing of the building. Timely measures will avoid serious damage and improve the insulation of the building.

When is a major renovation of the façade of a house needed?

Construction companies are often entrusted with such work in the city and in rural areas - a service of this kind is usually included in their list. They have everything they need - scaffolding and special equipment.

The need for major repairs arises when the insulation is damaged, the integrity of the seams between slabs or panels is compromised, and the water drainage system fails. Also, the reason for major repairs is the gradual destruction of load-bearing walls, which receive water due to damaged cladding.

The essence of the work is as follows:

  • preparing and cleaning walls;
  • checking the condition of the hydro- and thermal insulation layer with subsequent replacement or repair if necessary;
  • applying primer to walls;
  • plastering or installing siding.

If the walls are made of brick, then it is necessary to remove the damaged finish and seal the seams using a special mixture. If there are large defects, the bricks in the worn part of the wall are replaced. Primer treatment will significantly extend the service life of the decorative finish.

How to eliminate classic damage to the facade of a house: minor do-it-yourself repairs

Almost all house facades become covered with salt over time. You can remove it with a solution of ammonia, acetic acid with the addition of water. A method for eliminating other problems is as follows:

  • Cracks in plaster. They occur mainly at joints or in seams during shrinkage of the house. Such defects are puttied with a special compound for mineral surfaces, after which painting is carried out.
  • Shedding of plaster. Initially, the wall needs to be dried, then the old plaster must be removed to the surface of the masonry. After this, new plastering is carried out.
  • Defects and dampness of joints on façade masonry. First, the wall segment to be repaired is cleaned at the seams, then the surface is treated with a hydrophobic solution. The final stage is closing the seams.
  • Rust spots near window lintels. The surface is cleaned of dirt, and old plaster is also removed. After this, the area is treated with an anti-corrosion agent and plastered again.

The aspect of the service life period for each individual type of façade design is extremely important. Plastering walls is considered the most budget-friendly, but its service life is often no more than a year. Tiling provides a longer service life - within 10-15 years. Many people prefer to leave just a brick facade without covering - provided that the masonry is done correctly. In the future, under the influence of temperature changes, such a facade will look unattractive.

Another option is wooden lining. This coating looks very stylish, but over time it darkens under the influence of the external environment. Repair of such a facade will be required in approximately 7-8 years.
