What is included in the cost of a house box

The price of the building box includes the so-called contour of the future building, which includes the foundation, load-bearing walls, roof with overlap. This format makes the object stable and closed. Despite the fact that it is not suitable for living in this condition, such a building is already protected from precipitation and external influences. At the same time, you should know that the construction of the box is from 40 to 50% of the final budget.

When calculating the price, the main stages of the construction of this object are usually included in the estimate, which includes the following:

  • Foundation. Excavation work, preparation of the base, laying of formwork, pouring concrete mixture, reinforcement are estimated.
  • Casting walls and installing partitions. The price of work on installing external walls and internal partitions is taken into account, the cost of building materials, and the arrangement of the reinforcing belt are established.
  • Interfloor ceilings. This takes into account the laying of slabs, pouring a monolith or installing beams.
  • Roof. The installation of the rafter system, laying of waterproofing, insulation, installation of roofing material are calculated.

It is worth noting that the cost of the box does not include the installation of windows and doors, insulation and cladding of the facade, laying of internal communications and rough and final finishing.

Features of calculating the house box: price per m2

The total construction figure in Ukraine in 2026 ranges from 16 to 35 thousand hryvnias per square meter. When forming the cost, the main factors are taken into account, the list of which primarily includes the size and number of floors of the object. One-story cottages with dimensions of up to 100 m² are estimated cheaper, which is explained by the absence of floors between floors, staircases with railings, reinforced load-bearing structures.

Private houses with an area of ​​​​150 m² are estimated differently. At the same time, a two-story project will be more profitable due to the smaller area of ​​​​the roof and foundation in relation to the total size of the house. The difference in the cost of a one- and two-story building is from 10 to 20% per square meter, depending on the area and design. As for buildings of 200 m² per square meter, they will cost less than an 80 m² house made of the same materials.

Another parameter that is taken into account when forming the price is the type of building material. The choice determines not only the cost, but also the level of heat consumption. The price is indicated for a complete turnkey house, excluding finishing work and communications.

Another important point that shapes the cost is the complexity of the project and the specifics of the land plot. If the house is planned with a non-standard roof configuration, installation of panoramic windows, the presence of a terrace, etc., then each such component increases the estimate by approximately 10-20 percent. As for the plot, if there is unstable soil or a high level of groundwater, a geological examination will definitely be required. It is estimated separately - within 10,000 - 20,000 hryvnias, requiring additional time. Without such a study, it is difficult to accurately determine the type of foundation, which also has a direct impact on the final price of the project.

The format of the project itself is also definitely taken into account. An individual order will cost one and a half to two times more expensive compared to a typical one.
