How much does it really cost to build a house in 2026?

04-05-2026

What determines the cost of building a house?

In short, the basic factors influencing the final estimate include the cost of the selected materials, the intended building area, and the construction technology.

The foundation accounts for a significant portion of the budget. It's also crucial to consider the connection of sewerage, water supply, electricity, and heating.

The region and location of construction have a significant impact:

  • In the central and southern regions of Ukraine, construction will be relatively cheaper;
  • In Kyiv and the surrounding region, the average price is expected to increase by approximately 10-20%;
  • In western Ukraine, prices are average.

In large cities and suburbs, work is more expensive due to the need to connect to centralized utilities. If finishing work is planned (tiling, doors, flooring, and plumbing), the financial costs automatically increase by 30-40%.

Approximate cost of building a house per square meter in 2026, including materials

When choosing a classic house construction technology using materials common in Ukraine, the following average price applies to the customer:

  • frame house - 16,000–22,000 UAH/m²;
  • aerated concrete block - 22,000–28,000 UAH/m²;
  • ceramic blocks - 24,000–32,000 UAH/m²;
  • monolithic concrete with infill - 25,000–35,000 UAH/m².

How much does a turnkey house cost, step by step?

Turnkey house construction is the optimal option for customers who want a high-quality result within the specified timeframe. These services are typically offered by professional construction companies, where it is possible to order a standard or custom design. The contractor delivers the property in accordance with the requirements specified in the contract.

Based on a standard brick or aerated concrete house design, a step-by-step process can be described, with an estimate for each service:

  • Geology and design – 700-2000 UAH/m² (3-7% of the total budget);
  • Excavation, foundation – 3000-6000 UAH/m² (10-15%);
  • Construction of walls and floors – 4000-8000 UAH/m² (18-25%);
  • Roofing, rafter installation, and gutters – 2000-45000 UAH/m² (8-12%);
  • Utilities – 3,000-5,500 UAH/m² (12-18%);
  • Interior finishing – 2,500-10,500 UAH/m² (20-30%);
  • Facade improvements – 1,500-4,000 UAH/m² (5-10%).

Adding up these figures yields a turnkey home construction estimate of 17,000 to 40,000 UAH/m², which corresponds to market data for 2026. The lower line applies to a frame or block house with basic finishing. The upper line applies to a brick building with standard finishing and extensive utilities.

How to Reduce the Cost of Building a Private Home Without Compromising Quality

Effective ways to reduce financial investment include the following:

  • Construction during the off-season, when stores offer discounts on materials and construction crews are less in demand;
  • Buying building materials in bulk;
  • Choosing a frame construction technology;
  • Prioritizing a standard design over a custom one;
  • Phased construction.

It is also crucial to sign a contract with a clear description of the stages and a detailed estimate.
